Services for Commercial Property Owners

INVESTOR PROPERTIES LIMITED can undertake all or some of the following for Commercial Property clients.  You tell us what you require and we will quote for you on your specific needs (the list can be added to if that is required).

  1. Sale or Purchase evaluations of property – entails reviewing property and reporting thereon to the owner/s or buyers.
    1. We will consider and recommend the appropriate options for:
      1. buying the specific property; or if a sale, how best to
      2. sell the property
    2. We will find buyers / sellers / tenants / service providers or whomever is required in regard to the transaction;
    3. We will look at proposed revenue streams related to the use of the property;
    4. We will consider leasing opportunities and options available for the property including tenancy mix taking into consideration the owners and the community;
    5. We will find tenants if required and negotiate with them;
    6. We will undertake reviews of the property including appraisals; Current Market Assessments (CMA’s); repair and or maintenance matters including cost assessments;
    7. We will work with trades people; advisors and any that may be of interest to the property owner in connection with their planning, evaluation or what have you;
    8. We will undertake research of the property for the purposes of establishing a current rental; current market valuations and the like;
    9. We will seek prospective tenants for the property if they are required;
    10. We will review and recommend expense savings that can be implemented in connection with the property including insurances; trades analysis; power and other utility suppliers;
    11. Zoning matters effecting the property and subsequent uses;
    12. Feasibility for any purposes for which the owner / buyer may be interested in;
    13. Mortgage or loan assessment ;
    14. Preparation of funding applications for mortgages or loans;
    15. Find the “best fit” real estate agent for dealing with the property paying particular attention to the knowledge; experience and suitability of them being appointed as agent for that type of property. This can include evaluating matters of performance of the agent for the job;
    16. Creating Checklists for matters required in connection with the property;
    17. Advising on record keeping for the property – for compliance or other reasons, ensuring integrity of records and record keeping;
    18. Preparation of Business Plan for each property or for all your properties. This is encouraged annually for monthly monitoring.  It results in a performance plan and KPI’s for rental and expenditure performance;
      1. These can impact on replacement programs or even result in the sale or acquisition for properties;
      2. Decisions made with regard to how the property be dealt with at the end of a lease or a renewal;
      3. Review of property management – meaning that if done right and regularly, it allows the assessment of the property
  1. Find and if required locate funding for the purposes required by the client using our extensive array of contacts.
  2. Find ways to deal with the subject matter that will enable a satisfactory resolution to be achieved.
  3. Use our extensive databases to find solutions
