In association with ManorTax, a growing Tax Agency business IPL offers to investor buyers of any New Zealand residential property, a comprehensive kitset package that is intended to assist them with their residential property investing venture.  This offer is made exclusively to residential property investors including well experienced, novice or new participants located anywhere in New Zealand.

Like all property matters, a big part of any property purchase involves “knowing what you are buying”.  Between us and ManorTax, we help you to get through these situations by utilising good knowledge and extensive experience in taxation and property investment matters.  The drawing together of both enterprises is unique in this country.

ManorTax handles the tax side of things and IPL specialises in property matters.  Both have the added benefit of being able to draw on associations from a selection of professionals through whom we are capable of providing good sound advice, with personal attention.   ManorTax’s mission is to provide high-end individual advice to any residential property investor taxpayers, especially ensuring that advice to a high standard is made.  ManorTax is registered with the Inland Revenue as a Tax Agent – registration brings a number of benefits for both tax agents and their clients.

When purchasing a rental property, it is important to discuss the purchase with your Accountant. Just as you are recommended to get a Property Inspection Report, you should have your accountant look over the figures including tax matters enabling you to discuss your particular circumstances with that Professional. In fact, the fully tax-deductible fee is probably less than what you would pay for the property inspection.

How could you possibly decide to go ahead with a property purchase without considering your ManorTax pre-purchase due diligence?

Your Fee Includes:

  • Discussing your particular circumstances and goals with ManorTax (in person; on skype or telephone)
  • Consideration of your personal tax strategy;
  • Review of your reasons for selecting the type of property in that particular area;
  • A listing of similar properties recently sold in the area to help you decide if the price is right as part of your negotiations;
  • Reviewing and recommending specific clauses for inclusion in the Sale & Purchase Agreement (if required);
  • A listing of similar rentals in the area to assist in forecasting the property’s cash flow;
  • Discussions to consider who the owner of the property should be. (NOTE: This does not include the costs associated with setting up an entity if that decision is implemented.);
  • Calculations of the after-tax cash flow from the property and if this is negative determine the breakeven point;
  • An estimation of the depreciation deductions you may be entitled to. (NOTE: There are specific rules that are to be observed to enable depreciation on chattels to be claimed for tax purposes and these can be discussed with you.);
  • Explain what records you need to keep for your annual tax return;
  • An overview for you to understand your tax obligations before you commit to a sale or purchase of a residential property;
  • Consideration, from a tax perspective of how best to set up your loan and explain how to keep your interest tax deductible;
  • Consideration of the benefits of applying for a Special Tax Code for Income Tax purposes (this may allow you to get your tax refund back in your pay packet during the year);
  • A non-refundable credit for 15% of your accounting fees for your initial year with us; and
  • Free 10-minute follow-up Phone or Skype call.

Your fee also includes a comprehensive information toolkit to set you up as an effective property investor.

This toolkit includes:

  • A USB containing spreadsheets to help you keep the records you need and evaluate other rental properties;
  • A property appraisal including rental appraisal for the property;
  • An after-tax cash flow calculation;
  • Booklets on Owning a rental property and the buying process;
  • List of recommended books useful to New Zealand residential property investors;
  • Checklists for a variety of applications including management matters; ownership; funding; finding deals; etc; and
